Services Offered

We provide a comprehensive array of architectural services, including spatial design, material selection, and the creation of detailed architectural plans. We handle everything needed to build your dream home.

Hiring your own architect

If you have an architect for your project, we’re eager to collaborate with them! We’re flexible in dividing work with an architect according to your preferences. Please ensure you have complete plans ready before bidding!

Working together

Naturally, we aim for your satisfaction with our work, but you are free to discontinue our services at any point during the design process. Any designs created up to that moment will remain yours to keep.

Our Hours

Our hours are 8 a.m. to 6 p.m., Monday through Friday.

We prioritize work/life balance and typically don’t respond to calls after hours unless prearranged. Email is the preferred method of communication, though responses may be delayed until the next business day.

Prices

Billing

All invoices are issued through QuickBooks, allowing you to pay online via electronic check or credit card. A 3% surcharge is added to credit card payments for build services, but not for design services.

We require a modest retainer for design services and a deposit for build services, but do not request pre-payment during the build. We expect invoices to be paid upon receipt, and invoices unpaid after 72 hours will incur a late fee.

Invoices are sent weekly, typically on Fridays, for work completed and materials purchased during that week.

We will provide you with a budget spreadsheet to track project expenses in real time.

Design fees

Design services are billed at $100 per hour. We can provide an estimated number of hours required to complete your project before beginning.

A 5-hour retainer ($500) and a signed Design Contract are necessary to initiate any work or consultation. This retainer is nonrefundable if you decide not to proceed after signing the contract and paying the retainer. It is credited to the final design services invoice. If the final invoice is less than the retainer, we will refund the difference.

Bidding your project

After a client approves a design, we can provide a detailed estimate for the project, divided into two sections: one for labor costs and another for allowances on finishes. If the client decides to proceed, we will sign a build contract and collect a nominal deposit to schedule the project in our build queue.
